What can I repair without applying for a Building Warrant?

One of the most frequently asked questions is whether homeowners need to apply for a building warrant to do repairs to a home or building.

While this list is not exhaustive, it gives you an indication of what can be carried out.  This list is informative only, and you should ask the question of your local planning office.

If equipment is being replaced by the same type of equipment and the same kind of installation, a warrant is not usually required.   This applies as the replacement may not be worse than the condition of the equipment and installation that it is replacing.

The existing equipment and installation can be improved on, eg by installing double glazing to single glazed windows (check for listed building status and with your local planning office)

Examples include:

  • Kitchens and bathrooms.
  • Guttering.
  • Chimneys and flue fittings.
  • Wall and ceiling repairs.
  • Fitted furniture.
  • Door and window repairs.
